Pool Construction in Istanbul: From Survey to Handover

June 10, 2026·3 min read·Berrak Havuz

Pool construction in Istanbul involves a site survey, technical design, construction, testing and handover. Start by defining who will use the pool, its dimensions and its position. The budget and schedule can then be developed around the ground conditions, site access, equipment and materials.

1. What happens during a site survey?

A survey does more than identify a place for the pool. It considers the slope, existing buildings, utility connections, equipment room and access for construction machinery. Any necessary ground or structural investigations should be arranged with the relevant specialists.

A district name alone is not enough to estimate ground conditions or costs in Istanbul. Two nearby plots can have different access constraints, groundwater conditions and excavation requirements.

Before the first meeting, prepare answers to these questions:

  • Who will use the pool, during which months and how often?
  • What swimming area, depth and entry arrangement do you need?
  • Do you want heating or automated treatment equipment?
  • Does the budget include landscaping and the equipment room?

2. Agree on the design and scope

Alongside the dimensions and layout, choose how surface water will be collected. A skimmer pool draws surface water through openings in the pool wall. An overflow pool uses an overflow channel and a balancing arrangement. This choice affects the pool edge detail and the space needed for equipment.

The filter, pump, pipework and any heating equipment should be designed as a system. Our pool mechanical systems guide explains their roles.

At this stage, clarify approval requirements with the municipality and project team. Ask for a quote that identifies excavation, structural work, waterproofing, finishes, mechanical installation and landscaping separately.

3. Construction and material selection

The sequence depends on the pool type. In a reinforced concrete pool, excavation and structural work must be coordinated with pipe penetrations; waterproofing and finishes follow at the appropriate stages. Prefabricated pools may require a different sequence of site preparation and installation.

Choose a finish for more than its color. Consider its suitability for pool use, cleaning requirements, repair options and installation system. Slip resistance also matters on steps, around the pool and in wet areas where people walk.

Include drying, curing and installation conditions in the schedule according to product instructions. These stages should not be shortened simply to meet a handover date.

4. Testing, commissioning and handover

A completed finish does not mean the pool is ready for use. Carry out the specified watertightness and pipework tests, then commission the equipment, circulation and controls.

At handover, request the equipment list, operating instructions, warranty documents and maintenance schedule. Learn how to test the water, recognize normal operating readings and respond to a fault.

How should you compare budgets and schedules?

Compare what each quote includes, the equipment models and the handover conditions as well as the total price. A lower figure may reflect a different finish, excluded landscaping or technical work that will be charged separately.

The schedule should identify site preparation, construction, deliveries, testing and handover. Discuss ongoing maintenance early so that running costs are part of the decision.

Frequently Asked Questions

How long does pool construction take?

The schedule depends on the construction method, dimensions, site conditions, material availability and required approvals. After the survey and design, ask for a schedule covering construction, drying or curing periods, testing and handover.

How can I check the approval requirements for a pool?

Contact the relevant municipality with the plot details and proposed works for project-specific guidance. Clarify approval and design requirements before confirming the construction schedule.

How does planning an indoor pool differ from an outdoor pool?

Indoor pools require coordinated planning of humidity control, ventilation and the building envelope alongside the water systems. For outdoor pools, rainfall, wind, surrounding debris and seasonal use affect the design.
